Crawl Space Vapor Barriers

With crawl spaces having dirt floors, moisture can be a constant problem for homeowners. Anyone who lives in the south knows how our temperatures fluctuate widely. This fluctuation in temperature can cause high levels in humidity underneath our homes. When this warm air enters the crawl space and cools, it creates humidity. It is estimated that a structure can evaporate up to 10 gallons of water a day. This moisture then settles on insulation, air ducts, plumbing, and the wood framing. Problems range from wood floors cupping, wood rot, mold, and fungus forming underneath the structure, and even musty odors coming up through the floors.

What is a Crawl Space Barrier?

A crawl space barrier is typically installed using a polyethylene material. This material can range from 6 mil, all the way up to 20 mil. There must be a continuous barrier under the home and all seams are taped using a polyethylene tape. In severe cases, a sump pump and drainage mat can also be installed. The drainage mat is placed down first. This allows any water that may be entering the crawl space from the outside, from flower beds as an example, to drain to a central location. At this central location, a sump pump can be installed and the water can be pumped from under the structure.

How Does a Crawl Space Barrier Help?

By installing a crawl space vapor barrier, the need for ventilation under the structure can be reduced by up to 90%. This means you may only need a couple of vents for air to flow through. By eliminating the moisture from the soil, your home will become more energy-efficient and the indoor air quality will be much better. You will drastically reduce a lot of the musty odors that some older homes have. You will also help prevent the wood-destroying organisms that destroy wood and can cause thousands of dollars to repair.
